It is important to know what challenges your potential buyers may be facing, and the repairs that you should consider tackling before placing your home on the market.
We work closely with a local inspector, Oscar Verduga of Trusted Realty Inspections and are pleased to offer a pre-listing inspection complementary to you, should you be interested.
Some of the major systems that are included in the inspection are: Heating, Cooling, Structure, Electrical, Plumbing, Exterior, Interior and Roof. A written report is created, which can be presented to prospective buyers to facilitate a smoother transaction, mitigating unwanted surprises.

Sometimes another person’s perspective can be a real game changer.
This is why we offer a staging consultation service as a Real Estate Staging Association: Certified Staging Associate, for a different perspective on how to best position furniture, decor and set a colour scheme that is sure to sell.
Sometimes, all it takes is to move furniture around to open up the flow of the room. Even if it might not functionally make sense, opening up a room in such a way really transforms it in the eyes of a buyer, who is now able to see the potential of the room.
Another terrific suggestion is a fresh coat of paint. If your house has bold colour choices for the walls, sometimes it can be difficult for a buyer to look past a specific colour scheme - after all, we all have different taste. A neutral colour palette goes a long way and serves as a blank canvas for the potential buyer to bring their own style and decor into, visualizing themselves in the home and making it an easier to put that offer in!

No problem, we offer a free virtual staging service with BoxBrownie, which does a terrific job at bringing your room to life and maximizing its potential to prospective buyers.
Have you ever been in an empty room and had a difficult time trying to judge just how large the room was? It’s because without furniture, it is difficult for our mind to find an anchor and use it as a tool for perspective. For example, having a queen sized bed in a room quickly tells us whether we can fit dressers, side tables, armoires, tv stands, dog crates, etc. alongside the bed.
Virtual staging does an excellent job of creating perspective by adding appropriate furniture to the size of the room.
