Knowing What You’re Buying in a Competitive Market - Complementary Walk-Through Inspection
In a competitive market, sometimes offers with the fewest conditions are the most desirable by the seller, specifically when in a multiple offer situation.
We work closely with a local inspector, Oscar Verduga of Trusted Realty Inspections and are pleased to offer a walk-through inspection, complementary to you, before you put an offer on your chosen home.
The purpose of the walk-through inspection is to highlight any potential defects in the home’s major components and systems. A visual inspection is performed by Oscar on the roof, furnace, water heater, air conditioning, and foundation using an infrared camera. You are welcome to take photos to document any findings to help decide if this truly is the home for you.
After Sale Care - Your Information Resource
So you have an accepted offer, now what?
Between the acceptance date and close date, there are many things to take care of.
We assist by providing you resources, links, contacts, forms and information on local schools, banks, groceries, religious services, city services, utility providers, and any other information you would like me to assist with obtaining.
We work closely with the mortgage broker and lawyer to provide all of the necessary documentation in a timely matter, ensuring no delay on my end in the processing of your file.
What About Walkthroughs?
Normally, at least two walk-throughs are recommended, and must be noted as a clause (written request) when submitting an offer on your chosen property.
One walkthrough can be used to take measurements for any items you wish to begin sourcing for your new dwelling, while the other one is recommended to take place right before close, to check on the condition and make sure everything still looks the way it did when your offer was accepted, originally during the offer negotiation phase.
How Much Does This All Cost?
You would be surprised to know that our services may come at no cost to you. The buyer’s agency commission is offered by the seller through the listing brokerage, as consideration for bringing a suitable client to purchase their property.
In the event that you find a property listed by a private seller by yourself, where the seller is not offering to pay any commission to our brokerage, we are committed to negotiating a reasonable commission that is suitable for all parties involved.
